Inspection Types

• Initial/Start-up Inspections: Before you accept any property for management, PMIS will perform a thorough inspection of the interior and exterior, whether occupied or vacant. Our Property Management Inspector will provide a detailed written report with pictures for your files, with full descriptions of the property condition, appliances, amenities, number and type of rooms and personal property included. The report will also include suggested property management improvements to enhance the rental value, preserve the integrity, safety and habitability of the property.
• Drive By: PMIS Property Management Inspectors will perform a quarterly drive-by inspection on each property that will help alert Property Managers to developing problems, indicated by trash accumulation, neglected landscaping, unauthorized vehicles or pets, or other exterior indicators that could trigger a full interior inspection.
• Periodic: PMIS Property Management Inspectors conduct complete interior and exterior property management inspections on all properties annually. We normally conduct this type of inspection in conjunction with addressing maintenance issues. PMIS Property Management Inspector(s) will meet your maintenance provider at the property and perform a cursory property inspection while your maintenance provider is addressing the maintenance issue.
• Transitional/Move In-Move Out: At the time the lease/rental agreement is signed the tenant also signs an inspection form that stipulate the condition of the property. A move out inspection is performed by PMIS after the tenant vacates. A report including pictures of needed repairs ,cleaning and items required to put the property in rentable condition are listed. The Move out report is compared with the move in report and adjustments for wear and tear can be determined prior to return of any security deposit.
